Coating the Tin Roof on a Historic Home

Mule-Hide Products’ 100% Silicone Roof Coating System brought new life to the roof of this historic home.

Not so long ago, metal roofing systems were found almost exclusively on agricultural buildings, warehouses and other utility structures. That’s changing. More homeowners are choosing them, attracted to their long lifespans, their sustainability, and the vast array of colors, styles, patterns and profiles available.

While Mule-Hide’s products are designed with low-slope roofing applications in mind, several also find themselves right at home on these residential roofs. This project completed by Atwell Exterior Services LLC of Greenville, North Carolina is another perfect example.

The home was built in 1889 and the tin roof above its rear entrance is at least 50 years old. As you can see in the “before” photos, time and poor workmanship by previous repair crews had left it in rough shape. The coating could be peeled off in large sheets. Patches had failed. The tin panels themselves were rusted.

The roof remained structurally sound, however, and could be restored. The Atwell Exterior Services crew removed the old coating, cleaned the roof with 115 Cleaner, primed the roof with Si 2-Part Epoxy Primer, sealed the seams and penetrations with 100% Silicone Sealant, and applied two coats of 100% Silicone Roof Coating finish coat. Leaks fixed!

Atwell Exterior has also used the silicone coating system to repair and restore sections of aluminum and coated galvanized metal roofs.

“The ease of application is the biggest benefit,” says Atwell Exterior Services owner Trevor Atwell. “It’s a one-step process. It doesn’t require a foundation coat or fabric. Just clean the surface, let it dry and start applying.”

Once relegated to agricultural, warehouse and utility structures, metal roofing systems are finding themselves atop a growing number of homes. Products and techniques from the low-slope roofing toolbox can help ensure they stay weathertight and looking great.
