Maintenance and Repair Chart

REMEMBER: Always follow standard repair procedures in the ARMA/NRCA/SPRI Repair Manual for Low-Slope Roof Systems. Follow handling instructions and precautions for repair products by reviewing the MSDS (Material Safety Data Sheets).

Tip #1: Need help identifying what the roof system is? One Source of information is the ARMA/NRCA/SPRI Repair Manual for Low-Slope Roof Systems. This manual contains information on how to identify your roofing membrane and basic steps for making repairs.

Tip #2: Successful roof repairs require proper cleaning and preparation of the in-service membrane prior to making the repair. Such preparation may include spudding of gravel surfaces, removal of loose and deteriorated coatings, or application of additional products. Always check for and abide by manufacturer’s recommendations and instructions.

Tip #3: Always check with the building owner to determine if the owner holds a manufacturer’s warranty for the installed roofing system prior to commencing with repairs. If an existing roof is under warranty, the building owner/owner’s representative should check with the manufacturer regarding repairs as application of these products may void an existing warranty.

Tip #4: Long term performance of any roofing system may be affected by periodic ponding water: Periodic ponded water is a condition where water remains on the roof for no more than 48 hours after a rain. Ponded water areas should be corrected to provide positive drainage prior to applying Mule-Hide Products. Areas where ponded water exceeds 48 hours may require the installation of new drains to provide positive drainage or tapered insulation and new, compatible roofing materials to create positive drainage to the existing drain system. Follow NRCA recommended guidelines for ponding water.

Tip #7: Perform Spot Patching when:
a) Relatively new membrane in good condition - isolated section repairs.
b) Weathered or worn membrane - spot patch/repair specific leaks to extend roof life*.
*Short term - until funds available or weather-window scheduled for reroofing.

Tip #8: Perform General Repairs When:
a) Membrane in fair condition (2-4 years of service life left) - repairs to correct various deficiencies*.
*Repair procedures used to match life expectancy of field membrane and flashings.

Tip #9: Perform Maintenance When:
a) Membrane in fair to excellent condition - ongoing maintenance to prevent further deterioration of membrane and flashings.

Surface Preparation

Smooth Surfaced Roof: Remove debris and clean with a light power wash to remove dirt, allow to dry.

Granular Surfaced Roof: Remove all loose granules and clean with a light power wash to remove dirt, allow to dry.

Aluminum Coated Roof: Remove debris and clean with a light power wash to remove dirt, allow to dry. When applying A-300 or A-320, an application of asphalt emulsion is required over the entire surface.

Surface Preparation

Smooth Surfaced Roof: Remove debris and clean with a light power wash to remove dirt, allow to dry.

Granular Surfaced Roof: Remove all loose granules and clean with a light power wash to remove dirt, allow to dry.

Aluminum Coated Roof: Remove debris and clean with a light power wash to remove dirt, allow to dry. When applying A-300 or A-320, an application of asphalt emulsion is required over the entire surface.

Gravel Surfaced Roof: Spud existing gravel surfacing down to felt surface. Brush away all loose debris.
